A 38-storey modernist tower at 22 Balliol brings a fresh new look to a neighbourhood that for decades, has been a mecca for mid- and high-rise rental towers along with several condominiums. This area of the city, just east of the Davisville subway station and east toward Mount Pleasant Road is currently being revisited to upgrade its existing public space and development opportunities, thereby maintaining its position as a dynamic community where sustainability and extraordinary design co-exist. Designed by gh3 architects, the tower at 22 Balliol features a two-storey podium, with the rectilinear main volume rising above with a striking faade defined by crisply articulated vertical lines that extend out from the tower’s base. The building is seamlessly integrated with the ground-level landscape architecture—and by extension, the public realm. The entire building contains over 420 units and retail on the first two floors (which includes plans for 12,000-15,000 square feet of grocery retail space). The state-of-the-art amenity program extends over three rooftops at varying heights and, when combined with indoor space, will offer over 20,000 square feet of thoughtful amenity spaces designed to create exceptional social and community-based experiences for its residents. The project is just steps from the Davisville subway station and the nearby vibrant midtown retail scene where a multitude of shops, restaurants, parks, schools and cafes can be found.
22 Balliol is as well-served with cafes for breakfast as with late-night restaurants and bars when it’s time to unwind, not to mention incredible access to transit, schools, parks, and the TTC, taking you anywhere you want to go.
Amenities extend over two podium rooftops as well as the 38th floor peak. Indoor and outdoor amenity space combined includes more than 20,000 square feet of carefully considered conveniences designed to create the ultimate residential experience.
