Located in the heart of vibrant Davisville Village in midtown Toronto, Balliol Park comprises a 30- and 15-storey towers that contain 521 units addressing a responsible and effective approach to the City of Toronto’s increasing need for purpose-built rentals. Balliol Park is in a designated apartment neighbourhood within a successful transit-oriented development close to a variety of amenities.

The two buildings are conceived in a contemporary architectural idiom that reinforces the existing neighbourhood typology of Modernist buildings by designing a balanced relationship between the buildings and surrounding landscape. Balliol Park is a certified Toronto Green Standards (TGS) Development, which has proven to successfully reduce its carbon footprint on the environment. Characterized by innovative landscape architecture and mid-block connections, publicly accessible art, and an elegant design which fits within the tower in the park typology of Davisville Village, the two towers blend classic midtown living with 21st century amenities. A public art installation by Dan Graham is the crowning piece in this community—one that is dedicated to art, wellness and culture.

In collaboration with the City of Toronto’s Strategic Initiatives and Policy Analysis (SIPA), and the local City Councillor, 50% of the Davisville tower is comprised of mid-range affordable units. These were interspersed throughout the entire building through various unit types, thereby encouraging a healthy balance of varied resident profiles. A commitment to the successful mix of a range of diverse socio-economic backgrounds has been one of the key tenets of Shiplake’s principals for over five decades—one in which the team at Collecdev is proud to steward in their work on building complete neighbourhoods such as Balliol Park.

An initiative to leverage some of the neighbourhood’s existing and underutilized infrastructure led to the construction of a tunnel to the neighbouring building’s #77 Davisville vacant underground parking level. This creative approach resulted in additional value for the neighbouring property owner while reducing construction timelines, and certainly offered a benefit to the local community.

Occupancy for these towers began in the Summer of 2016, marking Shiplake’s venture into a new era of purpose-built rental development programs. The stabilization rate and the rents that were achieved are a testament to the ability to continue to provide leadership and excellence in the development and construction, but also the operational initiatives which define successful rental property communities.
