What is a PDI?​
The Pre-Delivery Inspection (PDI) is your first chance to see your finished new home.​ In addition to getting acquainted with the space and its operating systems (plumbing, heating, ventilation, electrical, etc.), it’s also your chance to learn about home maintenance, review any upgrades you’ve selected and to note any missing, damaged or incomplete work. All new homes are enrolled with Tarion - and therefore protected by the Tarion Home Warranty Program- and as a requirement for Vendors, a PDI must be performed in advance of occupancy. It’s an important step in quality control to ensure that the reality of your new home delivers on what was promised.

How do I prepare for my PDI?​
Take some time to review the Tarion PDI Checklist or the special feature, Getting Read​y for the Pre-Delivery Inspectionto get an understanding of the process. Our third-party PDI company – Fortune PDI, will reach out to schedule your appointment, typically 1-2 weeks before your occupancy date.

Who can attend my PDI?
PDIs are conducted in person and onsite. Your focus during the inspection should be on your new home and reviewing any maintenance and operational instructions provided by your customer care representative; for that reason, only the purchasers named on the Agreement of Purchase and Sale (APS) should attend.

If you’re unable to attend, a designate can be assigned to attend on your behalf. Complete the Designate Form and submit it to our Customer Care department prior to your PDI. There are cases when purchasers prefer that a member of the development team complete the inspection on their behalf. In those cases, a copy of the PDI will be sent to you along with a video of your suite inspection. In general, no minors or pets are allowed on site.​

What should I bring to the PDI?​
Though it’s not necessary, you may find it helpful to have a copy of your Agreement of Purchase and Sale and a list of your upgrades. Since the site is still under construction, be sure to dress appropriately, including close-toed footwear without heels.
